To be a resident at Dillon Park, you must currently be enrolled in college.
A guarantor is not required for your housing contract at Dillon Park. The security deposit without a guarantor is $1,000. The security deposit with a guarantor is $500. Potential guarantors must meet minimum credit and income requirements and sign the guarantor addendum to each contract.
Dillon Park can accommodate late move-ins. Please contact us if you need to move in after your agreement start date.
Dillon Parks’ housing contract is a legally binding agreement that cannot be broken. In the event you can no longer live with us after you have signed your housing agreement, you can sublease your bedroom to a qualified student.
When signing a single bed housing contract, monthly installment payments include updated furniture, high-speed Internet, electricity, water/sewer, trash removal, pest control, and a full-size washer and dryer.
When signing a full 4-bedroom housing contract, monthly installment payments include high-speed Internet, water/sewer, trash removal, pest control, and a full-size washer and dryer. For the ease of residents, Dillon Park pays all electric bills, and then bills the resident for their share of the electric bill.
When signing a single bed housing contract, each private bedroom includes a full-sized mattress, box spring, and bed frame. There is a built in closet with 2 hanging rods and a shelf. The living room includes seating for four, coffee table, end table and flat-screen TV. The kitchen is fully equipped with bar stools, granite countertops, energy-efficient appliances, full-size refrigerator and freezer, garbage disposal, dishwasher, and full-size washer and dryer.
When signing a full 4-bedroom housing contract, furniture is not provided.
Installment payments are always due on the first day of the month. Monthly payments can be paid in a lump sum or in 10-12 equal installments. Late fees are assessed to payments received after the 5th day of the month.
Residents can submit monthly installments by e-check, credit card, or debit card all through our Resident Portal. You can set it up to automatically deduct from your account each month so that you never have to worry about late fees.
For maintenance requests, simply login to the Resident Portal, and complete a maintenance request. In the event of an emergency, please call 911.
